– Businesses currently in the Area are only eligible if they are expanding their square footage by 25% or more.
– Ineligible entities include:
— Not-for-profit organizations
— Government-owned or occupied buildings
— Religious institutions
— Health and medical professional services
— Tattoo parlors, body piercing shops
— Adult entertainment facilities, adult-themed retail
— Medical marijuana dispensaries
— Banquet facilities, event centers, rental halls
— Liquor stores, smoke shops, gun shops, bars, and nightclubs.
– Applicant must have a minimum of two years of ownership or operations management experience in a similar type of retail business.
– Applicant must provide proof of a lease with at least three years remaining.
– The property must be free from liens (excluding mortgages), judgments, and encumbrances and be current on all City obligations.
– All applicants must submit to a criminal background check.
— Felony convictions within the past five years or for financial/violent crimes within the past ten years may render an applicant ineligible.
– The tenant is required to invest at least 10% of the eligible tenant improvement costs.

Benefits:
– Personal Service Businesses: Eligible for up to $50 per square foot, with a maximum funding amount of $150,000 for reimbursement of eligible tenant improvement costs.
– Retail Businesses (including Intense/Light Use Recreational): Eligible for up to $25 per square foot, with a maximum funding amount of $100,000 for reimbursement of eligible tenant improvement costs.
– Businesses without Building Owner Investment or Franchises: Eligible for up to $25 per square foot, with a maximum funding amount of $75,000.
– General Rent Abatement: All qualifying businesses are generally eligible for up to an additional $25,000 for reimbursement of rental costs from the first year.
– Focus Area Rent Abatement: Qualifying businesses located within designated Focus Areas are eligible for up to $50,000 for reimbursement of rental costs from the first year.
